Is AirBnB allowed?
Yes, short-term leasing, including AirBnB, is permitted at SAIL Residences, just like other SMDC properties. This allows you to maximize rental income from your unit.
How much is the reservation Fee?
The reservation fee is ₱50,000 for 1 bedroom unit and ₱100,000 for 2 bedroom and 3 bedroom units. This are non-refundable and non-transferable but is deductible to the total price.
What are the appliances and furniture included in the Furnishing Promo Package?
This limited promo is only applicable to 2 bedrooms and 1 bedroom unit subject to terms and conditions. See the appliances and furniture below to be delivered.
When will the promo discount end?

Is this lifetime ownership?
Yes, ownership at SAIL Residences is lifetime. You will receive a Condominium Certificate of Title (CCT) upon full payment, which grants you perpetual ownership of the unit.
Are non-Filipinos allowed to purchase a property at Sail Residences?
Yes, foreign nationals are allowed to own a unit at SAIL Residences, subject to Philippine laws restricting foreign ownership to 40% of the total units in the building.
Can I reserve online?
Yes, you can conveniently reserve a unit online. I will guide you through the process to ensure a smooth transaction.
When will the turnover of Sail Residences be?
The turnover of units at SAIL Residences begins upon building completion AND bank loan of unit (or upon full payment). SAIL Residences Tower 3 and 4 is expected to be completed by November 2024, while Towers 1 and 2 by March 2025.
Can I apply for bank financing?
Yes, bank financing is available for your purchase at SAIL Residences. We can assist you in connecting with our partner banks for a seamless application process.
However, the majority of Philippine banks do not accept loan applications from non-Filipino buyers. There are a few banks that do accept such borrowers, but this is subject to the bank management’s approval.
