With SMDC’s Early Occupancy Program, you get to move into your unit way sooner than the regular full payment schedule.
Normally, you’d have to pay everything upfront or have the unit financed by a bank to be eligible for turnover under the standard payment terms.
Now, for a minimum 5% down payment , along with other documentary requirements, you can qualify for early turnover. No more waiting around until you’ve paid the whole price.
Turnover of unit to buyer is after 30 days from eligibility.
To be eligible for turnover, the following conditions must be satisfied:
- UNIT IS ALREADY QUALIFIED FOR TURNOVER
- This is determined by SMDC Engineering
- COMPLETE DOCUMENTARY AND PAYMENT REQUIREMENT
- Signed Contract to Sell
- Notarized Deed of Undertaking (for Filipino Buyers)
- Deed of Undertaking for Non-Submission of PDCs (for Foreign Buyers)
- Complete set of Post-Dated Checks (PDCs) covering the Total Amount Payable, lump sum included; OR Auto Debit Arrangement (ADA) Enrollment
- Cleared Downpayment of at least 5% for Filipino Buyers and 10% for Foreign Buyers.
“RFO” stands for “Ready For Occupancy.” It’s a term used in real estate to describe properties that are fully completed and ready for immediate occupancy.
RFO properties have finished construction, all necessary utilities are in place, and all eligible buyers can move in.
This is in contrast to properties in pre-selling stages, where construction may still be ongoing. The advantage of RFO properties is the immediate availability for those seeking a ready-to-move-in home.
The reservation fee is set at P30,000 upto P100,000 depending on the property and/or unit type you desire. Reservation Fee is both non-refundable and non-transferable.
However, rest assured that this amount will be deducted from your overall downpayment.
To secure a unit, start by consulting with your property specialist about your preferred property and unit.
Following that, submit the required documents:
- Copies of 2 Valid IDs with specimen signatures
- Signed Reservation Agreement
- Signed EOP Checklist
- Copy of the proof of payment for the reservation fee
Yes. Foreigners can avail SMDC’s Early Occupancy Program (EOP) for selected RFO units. Minimum downpayment required is 10%.
